Most homes in the Pacific Palisades hillside and Riviera section were built between the 1950s and 1980s with factory-built (prefab) zero-clearance fireplaces. These units were never designed to last more than 20 to 30 years, and many have already been condemned during Level 2 inspections. Converting a failed prefab to a proper masonry-compatible insert changes the scope considerably.
